Start with the licence you need
The right building depends on what you plan to do in it. A micro-cultivator needs up to 800 m² of grow surface; a standard cultivator may need far more. A nursery can flower up to 200 m² (Health Canada). A vegetable or mushroom grower may not need a cannabis licence at all.
Health Canada has required applicants to have a fully built site when they apply since May 2019 (Mondaq summary). That makes an existing, well-built facility worth a close look compared with building new.

- Electrical capacityService size and the cost and timeline of any upgrade.
- WaterSource, water licence, quality and storage.
- Climate and odour controlAge and condition of HVAC, dehumidification and filtration.
- Security buildStorage room, cameras and perimeter compared with what your licence needs.
- Permits and occupancyWere the grow rooms and upgrades permitted and signed off?
- Licence pathAsset or share purchase, and what Health Canada needs from you either way.
